Drainage

Sanco offers a full range of drainage installations that include the entire spectrum of drainage concerns. These are roofline, surface and subsurface water controls. The drainage application required may be limited to one or more of these water source points. The Site Inspection is conducted to determine the areas of concern and the cause of the unwanted activity.

Residential

Drainage of a site is the single most important installation for the establishment of soil stability. Movement in walks, swimming pools, and foundations can be a result of improper drainage. The expansive soils of the North Texas area provide a challenge for even the experienced professional to determine the source of unwanted activity and the proper method of repair.

Determining the method of repair is just part of the job. An improperly installed drainage system can serve to accelerate problems or simply transfer the problem to another area. Inferior material installation or the selection of the wrong materials for an installation will result in a short service life or an inadequate system. Installation procedures, pipe sizing and product selection are key elements of a successful drainage system.

Crawl Space

The crawl space of a home is normally the forgotten territory until foul odors or foundation movements begin. Adequate perimeter sealing and crawl space drainage is necessary to maintain the stability of the supporting soils and to control the growth of Spore, Mold and Mildew beneath the home. The drainage of the crawlspace may require the installation of a sump pump system or simply redirection of the exterior surface water away from the foundation.

Spore, Mildew, and Mold beneath the home can result in structural deterioration and foul odors. However, the most serious concern is the health risk to the occupants of the structure. When spore or mold is detected, it is first sampled and identified by an independent Certified Spore Analyst to determine the most effective treatment method.

Prior to the treatment of a Spore, Mold or Mildew problem, the life support system for their continued growth must be cut off. This normally requires a reduction in the moisture or humidity level beneath the home. Drainage and ventilation enhancement is normally required. Following the removal of the life support system, the preferred treatment for the growth type can be implemented.

Surface

The surface can be drained in a variety of ways. However, the best method is proper grading and ground cover installation. Drainage lines, collection basins, and seep drains are simple enhancements, which can be used when proper grading is not effective.

Sub Surface Water

Water continually moves in underground solution channels. These channels provide for the migration of subsurface water to streams, ponds and lakes. The interruption or blockage of an underground solution channel may result in an unwanted wet spot or saturation of supporting soils. Saturated soils may cause movement or deterioration of neighboring structures. Control of these solution channels can be accomplished by installing adequate drainage systems to redirect the water flow.
